The Department of Planning and Community Development is charged with the protection and enhancement of the quality of Purcellville's natural and built environments. This is accomplished through comprehensive planning for the Town's future and through administration of Town development and zoning regulations.

Reviews residential and commercial construction documents for code compliance, issues permits, performs inspections, issues certificates of occupancy and responds to citizen's questions about construction requirements.

Provides land use information to the public. Provides plan review and inspections and zoning permits for construction.

Serves as staff to the Board of Supervisors, the Planning Commission, the Board of Zoning Appeals and the public, with respect to land use planning and development. Major responsibilities include planning, zoning, subdivision, building, permitting, and Code and Ordinance enforcement. The Department consists of three functional divisions - the Planning Office, Zoning, Permitting and Inspections Office, and the Environmental Office of the County Soil Scientist.

Zoning Division provides a vital service to County residents through the interpretation and application of the County's Zoning Ordinance. The division is composed of three teams - Counter Services, Plan Review, and Zoning Enforcement.

Provides building inspections and permits.

The Department of Community Development is committed to offering professional and courteous customer service while striving for and promoting sound planning, engineering, and building practices, and, together with the community, works to provide a more desirable, livable, safe, and enduring built environment. The Planning and Zoning Division promotes development through the Comprehensive Plan and the application of zoning and subdivision regulations. The Engineering division provides professional services in engineering, surveying, and site plan review. The Building Division enforces the Building Code and provides building permits and inspections. Residents and visitors may pursue services by phone or the City’s website prior to visiting a facility. The Department of Community Development serves the community both in person and through the use of electronic services.

The Zoning Administration Division is responsible for processing zoning approvals and permits for residential and commercial uses, administering the City's Zoning Ordinance by processing appeals and variances to the Board of Zoning Appeals and responding to zoning and proffer verification requests.

Provides permit review and approval, code enforcement, building inspections, complaint investigation and site plan reivew and approval.

Supervises planning issues for Nelson County through a committee appointed by the Board of Supervisors.

The Planning Division is responsible for guiding and regulating Arlington's short and long-range development by working with the community to develop plans, analyze development and rezoning requests in the light of those plans, provide zoning and code enforcement activities, and review and issue permits for construction of residential and commercial development.

Provides for the administration of the city government.

Land Use Administration is responsible for handling inquiries regarding the use of land and development in the city. This division of the Department of Planning and Development Review is also responsible for processing special use permits, conditional use permits, community unit plans, and rezoning and subdivision requests.

The Department of City Planning is responsible for developing and implementing short and long-range plans, studies, goals, and policies, as developed with the community and approved by the City Council, that reflect the needs and interests of residents and the city. The department’s mission is to analyze, prioritize and plan for the equitable, resilient, balanced, and sustainable use of the city's land and other resources to enhance the quality of life for current and future generations. Provides a city-operated department which processes citizen complaints and concerns, obtains information on any city service or checks on city response to previous complaints and requests for service. The staff assesses the information and forwards to the appropriate city department for resolution.

Provides building inspections and permits.

Provides government information about the city of Staunton.

Responsible for maintaining Real Estate ownership information and assessments, for administering the Tax Relief Program and the Land Use program. The Commissioner is also responsible for accurately assessing all personal and business property and for Individual income tax filing and processing in Orange County.

The Zoning Division administers and enforces the City's zoning ordinances, property maintenance code and assists the public with zoning regulations and potential land development in Falls Church City.

Provides building permits and inspections.

Reviews and develops plans that reflect the County's interest in the preservation of the environment, the provision of efficient public facilities and services, the provision of diverse housing opportunities, and the effective utilization of the area's land resources. Building Inspections also fall under Communtiy Developemnt.

FEES: Members are paid mileage and a flat fee per meeting; however, each member must bear the expense to travel to the sites. Promote the orderly and efficient developments of the physical, social, and economic elements of localities. Provide technical assistance. The Land Development Division (LDD) is responsible for reviewing and coordinating the review of land development plans for conformance with the County's Design and Construction Standards Manual and Zoning & Subdivision Ordinances.

The Planning Department provides staff support to the Planning Commission and Board of Supervisors, including reviewing and providing recommendations on all land use matters presented to the Commission and Board.
